As an Owner’s Rep, we serve as the Owner’s eyes and ears from the planning through construction completion stages. From the reviewing construction drawings and pay applications to monitoring of construction, we provide comprehensive services as if we were the contracting entity.
TITN involvement begins at the earliest stages from design development and guides the project through to completion and occupancy. This approach provides clients with comprehensive control over each aspect of the project, including budgeting and scheduling, while utilizing TITN management team, systems, and techniques.
Pre-Construction and Bidding
Site Selection, Analysis & Acquisition, Feasibility & Due Diligence, Architectural/Engineering Design, Cost Estimating & Conceptual Budgeting, Scheduling, Value Engineering, Governmental Approvals & Building Permit Acquisition, Plan Approval & Representation.
Under this scenario, TITN can provide the contract under either a lump sum or cost-plus with fixed fee basis.
The advantages of design/build are many including single-source responsibility, improved budgeting, maximization of savings through early cost analysis and value engineering, expedited permitting, fast-tracking of construction schedules, elimination of change orders, and others. The construction portion of the work may be done under a Lump Sum, a Cost Plus, or Guaranteed Maximum Price contract.
